Industrial Build Out

1. General Conditions

• Site supervision, project management, scheduling, cleanup, permits, and inspections
• Dumpster rental and daily debris removal
• Coordination with client and city inspectors

2. Demolition & Prep

• Selective demo of non-structural partitions and obsolete MEP systems
• Surface prep for new walls, ceilings, and flooring finishes

3. Framing & Drywall

• Metal stud framing for new office build-out, restrooms, and partition walls
• Insulation, drywall, mud, tape, and finish to paint-ready level

4. Electrical

• Install new panels, outlets, LED high-bay lighting, emergency lights, exit signs
• Power distribution for machinery and office areas

5. Plumbing

• Rough-in and finish for restrooms, break area sinks, and utility wash stations
• Floor drains and trench drains as required by layout

6. HVAC

• Install rooftop units and ductwork for conditioned office and warehouse zones
• Exhaust and ventilation per industrial code standards

7. Flooring & Finishes

• Epoxy flooring in production areas
• LVP or tile in offices and restrooms
• Paint throughout

8. Fire Safety

• Fire alarm system integration and sprinkler adjustments per code

9. Exterior Work

• New overhead doors, dock bumpers, and loading area improvements (as needed)
• Exterior lighting and minor façade touch-ups
